Past landlord reports of non-payment of rent, late payments, noise and disturbance complaints, illegal activities, or damaging property are stand-alone grounds for denial. Each LESSEE applicant must verify gross monthly income equal to or greater than three (3) times the monthly rental rate. Bonuses, child support, and overtime are not used to figure income. EXCEPTION: The combined gross income of married couples will be considered to meet the income requirement. Married couples must provide state issued ID's showing same last names OR a copy of marriage license.
