I'm looking to sublease this furnished South Boulder home from Jan '24 through Jun '24 to an individual or couple for some or all of that time. Monthly lease includes utilities. This light-filled 2 bed / 2 full bath Martin Acres home features an airy living room looking out to a spacious backyard that is shared with downstairs neighbors (who are quiet and respectful, we almost never hear them). The master bedroom with ensuite bath includes a generously sized tub, and the kitchen features a brand new stainless steel refrigerator. The yard backs up to Bear Creek and in the winter we get spectacular views of the Green Mountain and South Boulder Peak beyond Martin Park. We're a 5 minute walk to the Table Mesa Shopping center which includes Whole Foods, King Soopers, YogaPod, Southern Sun and other restaurants, shopping, etc. We're also right next to the Bear Creek bike path which connects to a network of bike paths around Boulder. Hiking trails are a short walk, bike, or drive away at NCAR and Shanahan Ridge. The bus can be easily caught to downtown Boulder or Denver from stops at Table Mesa & Broadway (2 min walk from the house). Driving to Denver is super easy, just hop on highway 36 and you'll be in the city in ~25 minutes. Pets negotiable. This unit is available for sublet from December 22, 2023 through June 22, 2024. Rent is $2400/per month, due on or before the first of each month. If the first and last month are only occupied for part of the month, the rent for those months will be prorated. Rent includes internet and utilities (waste removal, electric & gas, and water). Security deposit is equal to one month rent: $2,400. No smoking allowed. Well behaved cats are negotiable. Tenant is responsible for shoveling the sidewalk in front of the property within 24 hours of snowfall. Upon termination of this Lease, subletter will surrender the premises and all fixtures and equipment in clean, operating condition ordinary wear and tear excepted. At the time of vacating, subletter will clean and remove trash from the property and return the keys within twenty-four hours after vacating.
