Lease Term: The term of this lease shall be for 6 months - 18 months commencing and can go month-to-month thereafter. 2. Rent: The monthly rent for the Property shall be $3300 The first month's rent is due on the date of signing this Agreement, and subsequent payments are due on the at 1st of the month. A late fee will be charged if rent is not received within on time. 3. Security Deposit: A security deposit of 3700 is to be paid by the Lessee upon signing this Agreement. This deposit will be held in accordance with state laws and will be returned, less any deductions for damages, within 14 days after the termination of this Agreement. 4. Utilities and Water: The Lessee is responsible for all utilities and water charges during the lease term. 5. Lawn Maintenance: The Lessee is responsible for maintaining the lawn and yard in a clean and presentable condition throughout the lease term. This includes regular mowing, weeding, and any other necessary upkeep. 6. No Smoking: Smoking is strictly prohibited inside the Property. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state of Colorado. Qualification standards: Applicants who do not meet minimum screening standards will not be approved. - Applicant must have current photo identification and a valid social security number. - Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. - Applicants must receive positive references from all previous landlords for the previous 5 years. - Applicant may not have any evictions or unpaid judgments from previous landlords. - Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600. - A background check will be conducted on all applicants over 18. - - Applicant's background must exhibit a pattern of responsibility. - Applicant must be a non-smoker. - Occupancy is limited to 2 people per bedroom.
