All income must be from a verifiable source. Unverifiable income will not be considered. - Applicant must receive good references from prior landlords over the past 5 years - Applicant may not have any previous evictions in the last 7 years. - No unpaid judgements from previous landlords - Credit score must be a minimum of 600. - A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. Crimes will be evaluated on a case-by-case basis in the last 5 years. No charges related to homicide, methamphetamine, sex offenses or arson. In lieu of us obtaining a background and credit report, the applicant may obtain a Portable Tenant Screening Report that complies with the statute referenced below. See the disclosure below. Under Colorado law, prospective tenants have the right to provide landlords with a Portable Tenant Screening Report, as defined in 38-12-902 (2.5), Colorado Revised Statutes.
