Maximum Occupancy: 2 Non smoker No pets allowed Maximum parking occupancy: 2 cars Must have good rental history INCOME QUALIFYING CRITERIA Must be able to provide proof of combined income of three times the rent amount. Income must be of a verifiable legal source. No excessive financial obligations (more than 20% of income.) Ability to pay first month's rent and deposit within 3 days of acceptance via direct deposit, cashier's check or money order. Deposit will be refunded back to tenant at the end of the lease, minus any damage costs that will be deducted and a non-refundable cleaning fee of $250. BACKGROUND AND CREDIT SCORE QUALIFYING CRITERIA Management reserves the right to deny residency and occupancy for any criminal activity at their discretion. Guarantors / co-signers cannot be used as a substitute for this requirement. No open bankruptcies Minimum Transunion credit score of 700. A complete and accurate application must be filled out. Incomplete applications or false/misleading information can result in denial. Applicants must be willing to sign a lease prior to move-in. Able to set up an automatic transfer from your bank account to ours with overdraft protection equal to at least one month's rent. Proof of Renter's insurance required prior to move. Applications will not be accepted until all applicants have toured the property inside and out.
