You will love living in this peaceful and convenient neighborhood. This is a one-year lease; however, the owner would prefer to have someone that intends to stay for a few years. This is a non-smoking home, no cats - dogs upon approval. Rent and security deposit: Tenant agrees to pay the landlord the first and last month rent in advance, as well as a security deposit of $1250, before moving in. The security deposit is refundable ($250 witheld for carpet cleaning) at the end of the lease term, minus any deductions for damages or unpaid rent. Utilities: Tenant is responsible for paying all utilities associated with the property, including water, sewer, gas, electricity, and garbage. Tenant must set up accounts with the utility providers and pay the bills on time. Tenant must also notify the landlord of any problems or malfunctions with the utilities. Smoking and pets: This is a non-smoking home. Smoking is prohibited inside the property and within 25 feet of any entrance or window. No cats are allowed on the property. Dogs are allowed only with the landlord's prior written approval and an additional security deposit of $250 per dog. Tenant must comply with all local laws and regulations regarding pet ownership and control. Tenant must also keep the property clean and free of pet waste and damage.
