Any expenses incurred for damage repair will be reimbursed from the Security Deposit within 5 days of the repair. Re-Inspection Fee: $50.00 Maintenance costs are billed at a minimum of $50.00 per hour. If a professional repair person charges more than $50.00 per hour, the tenant is responsible for covering the additional repair costs. Security and Damage Deposit at Move-Out: $250.00 of the Security Deposit will be held by the owner for post-tenant move-out inspections and house maintenance. Any additional cleaning expenses (including carpets) and repairs necessitated by tenant-induced damage will be charged from the tenant's remaining Security and Damage Deposit. Detailed receipts justifying these costs will be provided to tenants to maintain transparency throughout the process. Credit scores between 500 and 599 may be considered with approval and an increased security deposit, with the first and last month's rent paid upfront. A record of a felony will disqualify an applicant. Being listed as a sex offender will disqualify an applicant. Pets and smoking are not allowed inside or outside the rental house. An Applicant Will Automatically Be Denied for the Following Reasons: Eviction for causes by a landlord. Unresolved debts to a previous landlord or mortgagor. Falsification of any information on the rental application. Anyone currently in the process of filing a bankruptcy and/or open bankruptcy. Persons who have convictions involving violence, gang activity, arson, and injury to persons will be required to provide additional information to establish that they do not pose a risk to the property or the other tenants.
