LEASE AGREEMENT 1. **Term of Lease - The lease term is for 30 days unless extended term has been negotiated. - Monthly Rent: $3500. 2. **Security Deposit - Tenant agrees to provide a security deposit of $1000 upon signing this lease. - The security deposit will be held by the Landlord as collateral for any damages caused by the Tenant. 3. **Pet Policy - A pet fee of $500 is applicable for one small dog only. - The Tenant agrees to adhere to all local pet ordinances and is responsible for any damages caused by the pet. 4. **Cleaning Fee - A cleaning fee of $250 is due upon checkout. - This fee covers standard cleaning and maintenance of the premises. 5. **Restrictions - No smoking is permitted inside the home our on the property. - No events or parties are allowed without prior written consent from the Landlord. 6. **Noise Ordinance - Tenant agrees to comply with the noise ordinance regulations of Pacific City, Oregon and Tillamook County. - Tenant is responsible for any fines or penalties incurred due to noise violations. 7. **Utilities - Monthly rent includes all utilities, WiFi, and YouTube TV, fire wood and landscaping services. 8. **Termination - Landlord may terminate this lease with 48 hours notice if there are any damages to the property or home, failure to follow house rules and or extensive complaints from neighbors. 9. **Condition of Premises - Tenant agrees to return the premises in the same condition as received, excluding normal wear and tear. 10. **Security Deposit Refund - The security deposit will be refunded within 14 days after the termination of the lease, minus any deductions for damages. 11. **Governing Law - This Agreement shall be governed by the laws of the state of Oregon. IN WITNESS WHEREOF, the parties hereto have executed this Lease Agreement as of the Effective Booking Date.
