Beautifully landscaped cottage on the back side of a private six acre (former) horse farm. Very quiet environment with nothing but shade trees and flowers to enjoy from your front porch swing. Cottage was recently re-built in 2016 and still looks brand new. GE appliances including a gas range, large (french doors) refrigerator with freezer, dishwasher, and microwave. Washer and dryer included in full size two sink bathroom. Tankless water heater supplies non-interrupted hot water usage. Heating and air unit works perfectly. Large bedroom space. Plenty of outdoor parking space available. This cottage is five minutes from grocery stores, drug stores, medical facilities, restaurants, schools, and hardware stores. You would also be five minutes from I-575. Close to everything you would need but it feels like you're in the country! *Maintaining a safe and quiet environment is a must because owners will also live on the front of property (out of your sight) *Deposit (equal to one month's lease) and first month's lease payment will be due before moving into the house *Deposit may not be refunded if tenant backs out of signed agreement after a 3 day grace period. This will depend upon how close to January 1st the lease agreement is signed *Deposit will be returned within 14 days of the end of the lease agreement if the house is left in good condition according to the landlord's assessment *Landlord prefers to sign a six month lease, at the beginning, as a test period to see if both parties are in favor of continuing with a longer contract period beginning on 7/1/2024 *Landlord prefers to have a two month notice if tenant has plans to end their contract agreement. *A multi-year lease is an option to discuss with the right tenant(s). *Monthly payments will be due on the first day of each month and will be considered late after the fourth day of the month. * A late fee of $25.00 will be added to the lease payment for that month only * If a lease payment is five days late the landlord has the right to begin proceedings to remove the tenant from the property within 14 days and immediately advertise/show house to potential new tenant(s) *Tenant must communicate with landlord prior to any guest(s) that will be staying overnight in their house *Guests are considered to be anyone who is not listed on and has signed the rental agreement document *Guests who spend the night (no more than two) with tenant will be expected to follow the same terms of conduct or be immediately removed from the property *No guests will be allowed to stay on the property for more than 14 days. *Renter is required to carry renter's insurance *Renter is required to pay utilities connected to their dwelling *No smoking will be allowed *No loud parties will be allowed *No cats will be allowed *We prefer no dogs, but we will consider a small dog for an extra monthly fee *Any pets brought on the property must be approved by the landlord. If renter violates this lease term they will be subject to a $50 fee that day and immediately remove the animal. *Refusal to pay any violation of agreement fees may result in dismissal from property within 14 days and the loss of their deposit *If the tenant violates any lease terms they may be subject to removal from the property within 14 days and will forfeit their deposit.
