There is an attached, oversized 2-car garage with room for an additional refrigerator and or freezer. This house is on a septic system, has well water, and has a propane tank for gas heat. Northwestern Energy supplies the electricity. I am looking for long-term tenants who are respectful, mature and have been established in the area. Tenants who are seeking a slower pace and quiet outside of Bozeman or Belgrade City limits. The house is tucked away near the west end of the 13 acres away from River Road and views of the Spanish Peaks are good as well as the Bridger Range over the cottonwood trees that line the Gallatin River across the road. Tenants are responsible for all utilities, including keeping propane in the 2,000-gallon tank on site. The tenants will be responsible for filling the tank back to the level it is at when they move out to what it is when they move in. Tenants are responsible for all snow removal, snow drifting on the driveway, mowing the lawn around the house in the summer, and taking care of the septic system by not putting compost, excessive paper, or anything down the drains that is toxic to the environment. Tenants are responsible for their own garbage services. I am looking for tenants who will take care of the house and property like their own. I have had the well tested and reports available for anyone who is interested. No inside pets and absolutely NO SMOKING of any kind. Outside pets only. No smoking inside or out. This is a great property for chickens, an outside cat, and gardening. There is a seasonal ditch that runs along the Western edge of the property. Most of the land is a mix of native grasses and alfalfa. Long-term tenants only.
