Open floor plan, vaulted ceilings, 2 car garage in a quite neighborhood. Also has a fenced in yard with a patio area to hang around at. Deposit Due at signing of lease agreement and first months rent due within 15 days upon signing of lease agreement. Leasee must make 3x the monthly rent. Rent due on 1st and considered late on the 3rd of each month. The Deposit will be refunded at the end of the lease if the leasee is in good standing with rent, leaves the property in good shape, and is clean. A sheet will be provided of what is expected, signed and acknowledged. The leasee may forfeit portions of the deposit in lieu of certain items to be fixed or cleaned. A form will be reviewed and signed by the leasee and lessor prior to signing the lease and both parties will have a copy. Names of everyone who will be residing on the property will be provided to the lessor. Minors names are excluded. Vacating the property prior to the 12 months will automatically forfeit the deposit. Please utilize the rest of the property and patio area. If odor or damage is found, the leasee is responsible for the cleaning and damages. No illegal drugs on the premises. The lessor or property manager is allowed to inspect the property. A one week notice will be given to the leasee. Inspection will only be conducted in the presence of the leasee. Small alterations can be made to the property such as hanging pictures and mounting TVs. Holes smaller than the size of a quarter are allowed. Anything else will be at the lessor's discretion. Any major mechanical issue that arises, the leasee will immediately notify the lessor or property manager and report the issue. Know your tenant rights when it comes to emergency repairs. Leasee is responsible for HVAC filter replacements. Leasee is responsible for upkeep of lawn. Leasee will be provided lawn equipment to use if they so choose. House resides in an HOA. HOA bylaws will be provided prior to leasee signing the lease. If any fines are issued to lessor because of bylaw violation by leasee, then leasee will pay the lessor 3x the amount of the fine.
