Enjoy this newly renovated 2 bedroom condo in Provo, Utah! This unit features quartz countertops, quality cabinets, stainless steel appliances, and stackable washer and dryer, with large bedrooms and double closets. Pets welcome with additional pet fee (if applicable, please inquire!), but please clean up after them. There is a dog park area, so please ensure that is where you are taking your dogs for potty time! And whether they leave a mess in there or somewhere along the way, please be sure to clean up the waste and properly dispose of it in any of the dumpsters or the garbage bin within the dog park. Outside of our residences and within the Moonriver community, we'd love for you to enjoy our modern pavilion, BBQ stations, or a game of corn hole with friends. On the South side of Moonriver is a basketball court and the dog park to let your dogs play, run free and get to know new friends. Across the street you can connect to the Provo River Parkway Trail which takes you from the Utah Lake Park to the South and West and winds throughout Provo along the Provo River through communities, parks, and eventually up through Provo Canyon to Bridal Veil Falls and beyond. The Provo River Parkway Trail is one of the finest trails in the nation for recreation, access and beauty. Within a block of Moonriver is the Utah Valley Hospital, grocery stores, banks, and plenty of food and entertainment establishments. For transportation you can access the bus system and frontrunner rail system within a short walk to get to BYU, UVU, University of Utah, Downtown Salt Lake City and many other great destinations throughout the Wasatch Front. Rent is $1799 and includes all utilities and internet! Tenants responsible for monthly professional cleanings required by our cleaners, at cost to tenant (to ensure home and furnishings well-kept). NO SMOKING OR VAPING IN UNIT OR ANYWHERE ON THE PROPERTY. The below is applicable to guests and their dogs who are staying in the furnished unit for more than 30 days Moonriver also participates in Poo Prints, a dog DNA registration program that allows us to ensure a community free of pet waste. Non-ESA pet owners who wish to have a dog in the community are required to register ($59 fee) on move-in date. A cheek swab will be completed with each of your dogs at the time of meeting to pick up keys. Application Process: - $40 fee per adult 18+. - Minimum 625 credit score and clean background. - Income should be minimum 3x rent (combined of all adult applicants). - Will require proof of income and 2 references per adult applicant (1 employer and 1 previous landlord). - Will require photo of ID from each applicant (Driver's License, State ID, or Passport)
