Security Deposit: The Tenant shall provide a security deposit of one month rent of USD 2900 to be held by the Landlord as security for the performance of Tenant's obligations under this Agreement. The security deposit will be returned to the Tenant, minus any lawful deductions, within 30 days after the termination of this Agreement. Maintenance and Repairs: The Tenant agrees to keep the premises clean and in good condition. The Tenant shall promptly report any maintenance or repair issues to the Landlord. The Landlord will be responsible for necessary repairs resulting from normal wear and tear, while the Tenant will be responsible for any damage caused by negligence or misuse. Utilities and Services: The Tenant is responsible for paying all utilities and services associated with the property, including but not limited to electricity, water, gas, and internet. Use of Property: The property shall be used solely for residential purposes by the Tenant and the occupants listed on the lease agreement. Subleasing or assignment of the lease without Landlord's written consent is prohibited. Pets: Pets are not allowed on the property without prior written consent from the Landlord. If pets are allowed, additional terms and a non-refundable pet deposit may apply. Termination: Either Party may terminate this lease with proper written notice as specified in Section 3. Either pary must inform at least 45 days prior to ending of the lease agreement. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of Ohio, USA. Entire Agreement: This Agreement constitutes the entire agreement between the Parties and supersedes all prior negotiations, understandings, and agreements, whether oral or written.
