Applications will be reviewed beginning September 25th. House will be available as soon as the end of the month. Credit and background checks will be reviewed along with prior landlord and/or employer references. Rental applications are reviewed in the order in which they are received. Renters insurance required. Tenant pays all utilities. Security deposit is due at time of lease signing. Monthly rent due on 1st of every month. Lease is currently for 12-months with potential for extension. After 12-months, tenant can opt for month-to-month. If landlord decides not to renew after 12-months, they would provide at least 90 days notice. This has been a great home to me, and I want it to be yours to enjoy with the same care and respect. Tenant will be expected to keep the entire rental premises tidy and sanitary. The tenant will be responsible for any damage caused by their own abuse or neglect. Tenant alterations to the home will be allowed, but must be approved by landlord prior. No smoking inside. Pets are family. Pets are allowed, but must be well-behaved. The yard must be kept free of pet waste and managed responsibly. Any damages caused by pets will be deducted from the refundable deposit. Please, do not put food, solid waste or coffee grinds down the kitchen sink drain at any time. There is no garbage disposal. Tenant would be responsible for any costs associated with un-clogging and cleaning of the sink drain. I encourage composting any organic matter to reduce this risk. Please be mindful of our neighbors, especially at later hours. Our street is not a good space for loud gatherings. There is a lack of street parking to accommodate and also a shared wall alongside the home. Landlord will give at least 24 hours-notice of intent for any management or authorized person to enter the property unless there is an emergency. The property should be returned at the end of the rental term in the same condition it was received, except for normal wear and tear. Any disruptive behavior is strictly prohibited, such as: excessive noise, abusing or damaging property, illegal activities, or drug dealing on the rental property.
