Not to assign or sublet any part of this Agreement unless it is with the prior written consent of Landlord. Tenant represents that Property will be occupied only by the above-mentioned persons' names as Tenants. Occupancy by a person not named in this Agreement for more than fifteen (15) days shall be an unauthorized occupancy giving rise to immediate termination of the Agreement. 3. Not to use the property for any purpose other than the use or uses specified in this Agreement. This Agreement is the rental of a personal dwelling and its use for any commercial enterprise, to be broadly interpreted, is cause for termination of the Agreement terms and forfeiture of Security Deposit. To replace or repair all broken or damaged glass, screens, locks, plaster, flooring, and wood at the expense of Tenant and to the satisfaction of the Landlord, reasonable wear and tear expected, 5. To keep any furnace (if located on the property), radiators, ranges, stoves, water and gas pipes, and all other water, gas, plumbing and electrical appliances and fixtures in good and substantial repair and clean condition, reasonable wear and tear expected, 6. To keep any grass and shrubbery on the property trimmed, and otherwise maintain the grounds in good order, 7. To keep any gutters and down spouts cleaned and clear of leaves, needles, and other debris, 8. To unstop and keep clear all waste pipes, 9. To use water closets and other plumbing fixtures only for the purpose for which they were installed, and not to place sweepings, rubbish, rags, or other articles in such fixtures, 10. Not to install on the property any heating or air conditioning unit, washing machine, or antenna of any kind without written consent of Landlord, 11. To replace all faucet washers as necessary, 12. To keep all doors and windows closed during rain or snow, 13. Not to keep on the property any explosives or any flammable fluids or materials of any kind, 14. Not to affix or suspend any signs, advertisements, or notices upon or from any part of the Property without the written consent of the Landlord, 15. Not to place an iron safe or other heavy articles on the Property without the written consent of Landlord, and to be liable to Landlord for all damages resulting from the placement or moving of any such articles, 16. To make no alterations, additions, or improvements to the Property without the written consent of Landlord, and that any such alterations, additions, and improvements to the Property, whether made by the Landlord or Tenant, shall become a party of the Property and so remain upon the termination of this Agreement, 17. To pay promptly all bills for telephone and other utility services to the Property which are billed separately to the Tenant, 18. Not to use any harsh or abrasive cleaning compounds or solvents on any asphalt tile floors, and to use only waxes of a water-emulsion type, and 19. Not to keep any animals, wild or domestic, on the Property without prior written consent of Landlord. 20. To deposit the Security Deposit noted above as security for the full and faithful performance by Tenant of every provision, covenant, and condition of this Agreement. In the event that Tenant defaults with respect to any of such provisions, covenants, or conditions, including but not limited to, payment of rent or additional rent, Landlord may use, apply or retain all or any part of such security deposited for the payment of any rent or additional rent in default, or for any other sum which Landlord may expend or be required to expend by reason of any default by Tenant, including any damages or deficiency in the re-letting of the Property, whether such damages or deficiency accrue before or after reentry by Landlord. 21. To ensure that the conduct of the Tenant, family, and guests shall never be disorderly, boisterous, or unlawful; and shall not disturb the rights, comforts, or conveniences of other persons in the apartment complex.
