This fully furnished home is just steps from the Fraser River Trail, 35min to Rocky Mountain National Park, and we are located on The Lift's black bus line that takes you to the base Winter Park for free. The activities are endless in Grand County- fat biking, mountain biking, hiking, paddle boarding, kayaking, skiing, tubing, cross country skiing, ice skating, - there's something for everyone. And there are wonderful restaurants, breweries and a distillery near by too! You will love the convenience of being so close to Fraser River Trail. The River Trail goes south all the way to the base of WP, or you can take it across County Road 8 and north into Tabernash and beyond. If its winter time remember your boots or snow shoes, in the summer don't forget your fishing pole. It is convenient to walk to The Fraser Valley Distillery, Camber Brewery, Fraser River Beer Co, and Safeway. - Lease needs to be 30+ days up to 1 year. - No more than 6 people will be allowed. - This home is fully furnished and includes lots of amenities including a fully stocked kitchen, linens, and even soap etc. - Rent includes utilities, internet and snow removal. However if the rental period is beyond 60 days, gas, electric and internet will need to be in the tenant's nam.e - Any excessive heat bills more than 20% over last year will be charged back to the tenant. - Pets are accepted at our discretion and are not allowed on furniture. A pet fee will be assessed. - No marijuana will be tolerated inside or outside the property. - No smoking anywhere on our property, inside or outside as there are often are red flag warnings and we are near brush that can easily burn. - There is no street parking allowed in Fraser. - No trailer hookups are allowed to be attached to our property or our electricity. - Quiet hours are from 9p- 8a out of respect to our duplex neighbors. - We ask that shoes and boots do not go beyond the mudroom. Skis and boards must be left outside or locked in the ski rack on the deck. Bikes may be locked up on the deck railings but please bring your own bike cables. **If rules are not followed than your deposit will be forfeited.
