Lessor provides a locking exterior spare key and key-box in the event of an emergency. No pets allowed. No smoking allowed inside home, outside based on current Montecito Unincorporated Laws are permitted within exterior gated areas. Uncertain if this includes open public areas. A double covered outlet : 120V, 20 amp metal covered circuit with a GFIC current code weather resistant outlet located rear of home. This allows lessee's to run power tools on rear patio during normal working hours. It also allows for the use of a smoker BBQ. The right side of the slate patio is setback for an electric, wood, coal or propane BBQ near the rear wall. Only about a 2' X 4' interior area footprint of the rear of the shed to the left of the patio is utilized with an open metal rolling shelving unit for landscaper's materials. The remainder of it is for storage and usage by Lessee. BBQ's once completely cooled down, umbrellas and beach items are allowed to be stored in there so as not to block landscapers access to materials. Steel shelving Lessor, professional landscaper's and landscape architects have and continue to maintain a minimal water usage through an automated drip line irrigation system, ground cover, landscaping railroad ties and decorative rocks, stepping stones for example. Water usage in 2023 vs 2022 same months has been regularly lower. HOA overall has been somewhat average in maintenance, repairs and upgrades. In about the last 12 years $25,000.00 in Special Assessment and HOA fees have approximately tripled. HOA has recently completed termite inspections and repairs. Brought in building and common area inspector's with a new outside Reserve Study Report and a 5-10 year plan. Lessor expects annual HOA monthly fee along with possible Special Assessments, property taxes and insurance increases. Lessor and Lessee responsible maintenance and periodic repairs to maintain this property to the highest level as it is now. It's unknown what these costs will be as Landlord has completed extensive repairs, replacement, painting, maintenance, etc. This home is currently being cleaned to high levels and items moved out.
