APPLICATION AND SCREENING FEE: Application and tenant screening report fee of $35 is charged by Zillow when applying through Zillow website. The fee allows prospective renters to apply to an unlimited number of Zillows participating rentals for 30 days. The fee covers credit (soft pull - this won't impact your credit) and background reports. RULES: This is a non-smoking unit. Given a 2 bed/2 bath property, this unit is recommended for 2 adults and 2 children/teenagers maximum. Two parking spots are assigned to the unit (right in front of unit #15 is the renter assigned parking). Visitors parking is also available for temporary guests. No big vehicles (trucks, boats) are allowed in the community per the HOA rules. Renter is expected to keep the property clean at all times. Only one pet in the unit is allowed. RENT & FEES: Rent ($1,365) is due on the first day of every month. Late fee ($70) and reversed payment fee ($30) applies. A one time pet fee ($300/pet) is applicable. Security deposit is due on signing the lease ($1,365). First rent is due not later than 7 days from the move-in date on the lease. Rent will be prorated if not moving-in on the first day of the month. APPLICATION PROCESS: Use the "Apply Now" feature on the listing to apply, if unavailable, message the Landlord to send you an application link. Your application will be reviewed by the landlord. Please note that three months of the most recent pay stub is required in your application. An email will be sent to you to provide to your current/most-recent rental manager, who should email the landlord your resident ledger for the last 12 months. You will be notified of the landlord's decision. If approved, the HOA rules will be sent to you for review and agreement to. Next a lease agreement will be sent to you to review and sign. Any questions concerning these documents will be answered by the landlord. Once the landlord receives the signed lease and the security deposit due, the landlord will sign to make the lease agreement binding (Lease Effective Date). SC code of Law for Breaking the Lease between Effective Date and Start Date applies. The property key will be given to the tenant on the date of move-in (Lease Start Date) stated on the lease. The tenant is expected to set up utilities in their name within 48 hours of move-in.
