Likely the best value in South Park... for the room configuration and square footage -- may be the best rent amount per month!! Very convenient to most areas of Cheyenne. !! Air conditioning !! Supplies and equipment to water lawn will be provided, unless tenant has their own. Great, roomy 2 - car garage. No clothes washer & dryer, but it does have it's own separate laundry room with hook ups. Nice paver patio area out the back door for b-b-q & outdoor furniture. Vacant and ready to move in to. A credit of $50 will be given for rug covering of tenant's choice to cover small spot in living area; and, a credit of $100 will be given for patio window / door covering of tenant's choice. Required credit, background, and eviction check. $35 per person over the age of 18 that lives there will be required. You can smoke legal-by-federal law items on the premises of this home... just not inside the home. Square footage listed is per Laramie County, WY records; if s.f. is material to your decision to rent, please measure prior to signing lease. Deposit is same amount as rent. Total move in amount is $3,055 for 1 year lease. If you don't have time to water the lawn, cut it, and trim around the edges -- along with the mower and trimmer, or access to them from rental, friends, or family -- this home may not be for you... as we'd like to keep the outside looking good. Same with snow shoveling. We can arrange for the services, but it will cost you an extra $55 per time... potentially up to $275 extra per month during the growing season and months with 5 weeks; and, snow depends...No pets, sorry... others before have ruined it for those that follow :-( Challenges we've had:1) Don't move in other people, without our permission 2) Don't move in pets, without our permission 3) Roommates will be fully responsible on the lease 4) Don't expect to park a lot of vehicles, trailers, RV's here 5) You have to have renter's insurance, which is a low cost per month 6) You have to put natural gas service in your name 7) You have to put electric service in your name 8) You have to put water, sewer and trash in your name 9) You must have the means and ability to take care of the lawn and shovel the snow; or, be prepared to pay for the service 10) You must deposit home rent in our bank account in person, by mail or by ach; we won't collect rents in person or by other means. So: if any of these challenges may present a challenge for you... talk to us 1st about it...
