Tenant is to coordinate that with the owner whether it will be mailed, hand delivered, or picked up at the property. Rent is due at the first of the month and will be accepted for the first 5 days of the month as a grace period. After the 5th day, a 10% late fee will be charged per day until rent is paid in full. If an appliance needs to be repaired or replaced, owner is responsible. The owner is able to check up on the property, but must give 24 hour notice to the tenant. Unless it is an emergency. No smoking in the house whatsoever. Smoking in the house is a $500 fine and tenant can be evicted at the owner's discretion. No marijuana or any other type of illegal drug use. $1000 fine for any illegal drug use and immediate eviction at owner discretion. If the police are called to the house, the owner must be notified within 24 hrs of the event. 1 (inside or garage pet). Must follow HOA pet rules and be house broken. Vet records must include current vaccinations and be provided to owner. If the pet causes damages the tenant will be responsible for the damages and the owner may terminate the contract early. Cannot change locks or rekey the house. If the tenant loses a key or an unauthorized person gets a key the tenant shall report it to the owner so the residence can be rekeyed at the cost of the tenant. When moving out of the house the tenant must remove all property and clean the home. Failure to remove items and clean the property could result in a fine of up to one month's rent, this does not include damages. The tenant is responsible to have all the utilities in their name. Renter will need their own router, but the internet is wired for Xfinity. Damage to house will be documented and agreed by tenant and owner before tenant moves in to notate prior damages. Any cosmetic changes or modifications to the home must be approved by the owner. Once lease term is reached (Oct 31, 2024), tenant can sign another 1 year lease agreement or a 6-month lease agreement for an additional $250/month. First month's rent, last month's rent, & security deposit due before move-in. $2,500 + $2,500 + $2,500 = $7,500 total + $250 pet deposit = $7,750 total
