Rent: Rent is due on the 1st of each month. Late fees will apply after a 5-day grace period. Security Deposit: A security deposit of $1,300 required at lease signing. Utilities: Landlord covers sewage, garbage, and HOA fees. Tenant is responsible for water, electricity, and optional cable/internet services. See lease for more details. Pets: Dogs, Cats and other pets are subject to approval. A pet deposit and monthly pet fee may apply. Maintenance and Repairs: The landlord will cover the cost of repairs due to normal wear and tear. Tenants are responsible for any damage caused by negligence or misuse. Alterations: Tenants must obtain written consent from the landlord before making any alterations or improvements to the property. Property Management: The property is managed directly by the owners, providing a streamlined and personalized tenant experience. Security System: Optional security system available. Tenants can choose to have this activated and may be responsible for an associated monthly service fee. Smoking Policy: For the health and well-being of our community, smoking is not allowed in the home or on the property. Noise and Disturbances: We're all about making this a pleasant living environment for everyone. To ensure this, we kindly request no loud late-night parties or activities that might disturb neighbors. Parking: Parking is available for tenant use only. Any guest vehicles must not obstruct driveways, sidewalks, or the flow of traffic. Subletting: Subletting of the property or any part thereof is not permitted. Insurance: Tenants are responsible for maintaining sufficient renter's insurance to cover personal property located on the premises. The landlord's insurance does not cover personal belongings. Early Termination: We understand that life can be unpredictable. If you need to end your lease early, we require a 60-day written notice and an early termination fee equivalent to two months' rent. Guests: We love guests, but to ensure everyone's comfort and safety, any guests staying longer than 14 consecutive days need our written permission. This helps us avoid any "Friends" sitcom scenarios! Appliances: All appliances are in great working order when you move in. If any of our provided appliances break down under normal use, we'll take care of the repairs or replacements, excluding washer & dryer. Pest Control: To ensure a pleasant living experience, we cover periodic pest control. If you discover any unwanted guests of the insect variety, please let us know right away. If an infestation occurs due to improper food storage or cleanliness, the cost of extermination will fall to you. Property Inspections: We respect your privacy. However, we'll occasionally need access to the property for necessary inspections or repairs. We'll provide at least 24 hours' notice before entering unless there's an emergency. Reporting Problems: We're here to ensure your home remains in excellent condition. Should you spot any issues, such as a leaky faucet, faulty appliance, or heaven forbid, any signs of mold, please report them to us immediately. We're committed to addressing and rectifying problems promptly, but we need your help in spotting them. Cleaning: We all want a clean, healthy living environment. Please ensure you dispose of garbage regularly and maintain the property's cleanliness. If carpets need a deep clean, they should be professionally cleaned. Lawn Maintenance: If you have a green thumb, you'll love our front & backyard! But even if you don't, keeping the lawn neat and tidy is a tenant responsibility. So, break out the lawn mower (or hire a service) and enjoy the great outdoors! Decor: Make yourself at home, but please avoid making any permanent changes (such as painting or drilling holes in walls) without written permission. We're open to requests, so if you're itching for that bold accent wall, just drop us a line! Remember, these terms are in place to ensure a respectful, enjoyable living environment for everyone in the community. By maintaining these standards, we hope to make this not just a house, but a home for you. These terms are subject to modification based on specific circumstances and any local laws or regulations.
