One-year lease agreement includes that the renter commits to a full year of renting. If the lease is broken, the renter forfeits the security deposit and agrees to pay rent until a new renter can be found. After the one year lease is over, the renter can vacate without penalty if a 30 day notice is given, and the security deposit will be retuned if the property is undamaged and clean. Renters may not sub-lease the property. Any changes in tenants must be approved by the owner, and any new tenant must go through a complete application process.
