If you would like to use the furniture, you are welcome to request the furniture be left in the unit for a $150 addition to the monthly rent. PROPERTY The property includes the following appliances and fixtures: Washer, Dryer, Refrigerator, Stove, Oven, Microwave, Dishwasher, a front porch swing, and a storage shed in the back yard. There are two parking paces on the left side of the driveway, one covered and one uncovered. The two spots on the right side of the driveway belong to unit B. 2. TERM The term of this Lease is 12 months. The Tenant shall vacate the premises upon the termination of this Lease unless a new agreement is signed. 3. RENT The monthly rent shall be $2295, due on the 1st of each month. Rent shall be paid in the following manner: Electronic transfer, Venmo, or Zelle A late fee of $75 per day will be charged for rent received after 3 days of the due date until the rent, plus the late fees are paid. 4. SECURITY DEPOSIT The Tenant shall provide a security deposit equivalent to one month's rent upon signing this Lease. This deposit will be held in accordance with Texas law. 5. UTILITIES The Tenant shall be responsible for the following utilities: Water, gas, electric, internet, and lawn care. 6. MAINTENANCE AND REPAIRS The Tenant shall maintain the premises in a clean and undamaged condition. The Landlord is responsible for necessary repairs and maintenance, except for those resulting from the Tenant's neglect or abuse. 7. PETS Pets are welcome. There is a $250 one-time fee per pet. 8. RIGHT OF ENTRY The Landlord may enter the property for inspections, repairs, or emergencies, provided reasonable notice is given to the Tenant. 9. TERMINATION Either party may terminate this Lease with written notice of at least 60 days before the end of the rental period. If a 60 day intent to move out notice is not given by the tenant, a month-to-month rate will be charged until the tenant moves out with 60 days notice. 10. GOVERNING LAW This Lease shall be governed by the laws of the State of Texas. 11. ENTIRE AGREEMENT This Lease contains the entire agreement between the parties and supersedes all prior agreements and understandings, whether oral or written.
