This is a beautiful gated community in the heart of Clovis! This elegant, fully furnished prime property near all major hospitals, shopping and restaurants is your safe place to call home in Fresno County. The home is near amenities, quiet and has easy access to all the major highway. The location is hard to beat! We are near most major hospitals and 7 miles to Yosemite International airport, 1.5 hours to Sequoia National Park and an hour to the gate of Yosemite and Shaver Lake! Near major schools and universities like Fresno State and California Health Science Universities and the best Clovis unified school district. Each room has it's own ensuite bathroom and has a bonus loft on the second floor for more space. The living room walks out to a patio and you have clubhouse access to the pool and fitness room. Utilities are included with a limit. There is basic internet provided with 2 smart TV's. No pets, no smoking, no drugs. We are looking for mature professionals who will not party and be respectful to our neighbors and treat the space as if it were your home. We require a copy of the driver's license of all occupants, proof of contract assignment in the area, a signed lease agreement and a month deposit to hold the reservation. A one time cleaning fee is due together with the first month's rent. We process qualified applications after all the documents have been received on a first come, first serve basis and lease must begin within 30 days of application. A separate application is required for each person over the age of 18 who will be living in the home. Our minimum qualifications are as follows: Income must be twice the monthly rent. Tenant must have good references. Tenant can't have evictions. Tenant must pass credit requirement. The minimum credit score allowed is 661. Tenant must pass background check. We work but should be able to respond if you have questions and we look forward to speaking with you soon! The rental price is for a fully furnished month to month rental with utilities included. No pets allowed. Owner pays for trash, water, HOA and utilities with a $500 allowance limit, anything over is billed to the Tenant. Basic internet provided. A turnover cleaning fee is payable along with the first month's rent and a one month deposit prior to move in. After the Tenants leave and excessive cleaning beyond a normal turnover clean is needed an extra $200 is charged. It takes the cleaner about 8 hours to do a turnover clean, beyond 8 hours is considered more than normal clean. No pets, no smoking, no drugs. We are looking for mature professionals who will not party and be respectful to our neighbors and treat the space as if it were your home. Any noise complaints from the HOA and any late payment will result in immediate termination of the lease.
