Duration of Lease: This lease agreement is effective for a month-to-month term, commencing on the starting date specified in the contract. 2. Rent: The tenant agrees to pay a monthly rental fee, the amount of which is specified in the contract, due on the first day of each month. 3. Utilities and Services: A flat rate of $200.00 will be charged monthly for utilities. This includes internet, water, gas, and electricity. Any special services requested by the tenant will be billed separately and are the responsibility of the tenant. 4. Pets: No pets are allowed on the premises at any time, whether owned by the tenant or guests. Any violation of this term may result in penalties or termination of the lease. 5.
