Lease Duration: This is a 1 year lease that does not renew automatically. This lease is not subject to Automatic Renewal. Any subsequent renewal(s) must be mutually agreed to by Tenant and Landlord. There is no month-to-month option with this lease as required by our HOA. Rent: Rent for this property is $2,450 per month, due on the 1st of each month for which the tenant is renting. Rent shall be paid using an electronic payment method, including, but not limited to, Zelle, CashApp or Venmo. If rent is not paid by the 3rd of the month, a $15 per day late fee will accrued and must be paid to settle the month's rent payment when paid. The tenant is required to pay both the first and last month's rent prior to the beginning of the lease, amounting to $4,900 Security Deposit: Tenant shall pay the Security Deposit of $2,450 immediately following the signing of the lease agreement by all parties in order to secure the property and remove it from additional showings to other prospective tenants. Maintenance: - Tenant Responsibilities: Tenants should regularly maintain the property, including ensuring the cleanliness of the interiors. - Landlord Responsibilities: Significant repairs or issues beyond normal wear and tear. - Reporting Requirements: Tenants should promptly report any damages or issues. IF PET FEE APPLIES: In addition, Tenant will transmit electronically the non-refundable pet fee of $300 to Landlord prior to occupancy, but on or before the lease inception date. Small pets of no more than 20lbs allowed. Deck Usage: Specify any rules or safety precautions for using and maintaining the deck, especially if grills or open flames are restricted. Smoking: No smoking indoors. Smoking outside or on the deck is permitted. HOA Rules: Tenant must adhere to the Covenants, Rules and Regulations for Ivy Glen. A copy will be provided to Tenant. Any fines resulting from rule violations will be paid by the renter. Parking: There are 2 parking spots directly in front of the house. Parking in the neighborhood is limited. Please be mindful to not block space for emergency vehicles to travel throughout the neighborhood. Termination: There is a required 60 day notice for termination of the lease. If the lease is broken by the tenant, the tenant must pay 2 months of rent in addition to the 2 months of rent paid during the 60 day notice period. Insurance: Renters are required to have renters insurance to protect their personal property. A rental insurance policy is required within 7 days of the beginning of the lease. Utilities: Utilities are not included in the lease. Tenant is required to put utilities (gas, water, trash and electric) in their name at the beginning of th lease. Quiet Enjoyment: You as a tenant are entitled to enjoy private and peaceful living conditions as well as exclusive possession and reasonable use of common areas of the property without interference. Subletting & Assignment: Tenants can not sublet or assign this lease to anyone else. Move-in Inspection: Tenant shall submit the "Move-In Inspection Report" to the landlord within 5 days of the lease start date. Tenant shall have the property professionally cleaned (carpets, appliances and inside/outside of all surfaces, closets, drawers and cabinets) prior to move out. Receipts as evidence of such cleaning shall be provided to Landlord.
