Pet Deposit: Small dogs and cats are allowed with a non-refundable pet deposit of $595. Utilities: The tenant(s) shall be responsible for the payment of all utility costs, including water, electric, and gas. The tenant(s) must promptly set up utility accounts in their name and ensure timely payment of all bills. Smoking Policy: Smoking is strictly prohibited indoors. Smoking is only permitted in designated outdoor areas. The tenant(s) must dispose of smoking-related waste responsibly and ensure that smoke does not enter the Property. Parking: The tenant(s) will have access to two covered parking spaces. Additional guest parking is available for their visitors on a first come, first serve basis. The tenant(s) must comply with any parking regulations and ensure that their vehicles are parked appropriately. Maintenance and Repairs: The tenant(s) shall be responsible for minor repairs and maintenance issues up to a maximum of $100 per occurrence. Any repairs exceeding $100, including those covered by a homeowner's warranty, shall be the responsibility of the tenant(s). In the event of repairs covered by a homeowner's warranty, the tenant(s) must contact the warranty provider and pay for any applicable service call fees or deductibles.
