Security deposit equals 1.5 months rent. Tenant is responsible for all utilities including an annual $10 Borough Registration Fee. Tenant is responsible for maintaining yard and snow removal. Non -refundable $50 fee assessed at the time of applying for a background/ credit report if scheduled outside of Zillow. Non -refundable $100 Pet Fee each time lease is renewed. No smoking. Tenant is provided a 3-day grace period on Landlord's receipt of rent. In the event rent is not received by the 3rd of any month, additional rent shall accrue at Twenty-Five Dollars ($25) per day for each unpaid day following the fifth day of the month. In each instance that a check offered by Tenant to Landlord for any amount due under this Agreement or in payment of rent is returned for lack of sufficient funds, a "stop payment" or any other reason, a service charge of $50 will be assessed.
