Built in 2012 Very well maintained by the owner. First time being rented out. Brand new Vinyl flooring, dishwasher, and heater installed last year which still has warranty. Other than 3 bedrooms, has a large office space on the first floor 1. Lease Duration: The lease will be for at least one year, available on January 14th, 2024. The lease may be renewed with the agreement of both parties. 2. Rent Payment: Monthly Rent: The tenant agrees to pay a monthly rent on the 1st day of each month. Late Fees: A late fee of 10% of rent will be assessed if rent is not received within 3 days of the due date, for each 3 business days. The tenant also agrees to pay the first and last month rent equal to $4800 at the time of signeting the contract 3. Security Deposit: The tenant will provide a security deposit of $2350to cover damages, unpaid rent, or cleaning costs. This will be returned within 10 days after the end of the lease, minus any deductions. 4. Maintenance and Repairs: The tenant is responsible for reporting any necessary repairs promptly and before causing more damage, unless the extra damage mage due to negligance will be the tenant's responsibility. Minor repairs (under $500) are the tenant's responsibility; major repairs are the landlord's responsibility. The tenant will keep the property in a clean and safe condition. 5. Utilities: The tenant is responsible for the payment of all the utilities during the lease term. The landlord will be responsible for HOA during the lease term. 6. Pets: Pets are not allowed on the premises without the landlord's written consent. If pets are allowed, an additional security deposit of $5000 + an additional monthly rental of $200 may be required. 7. Subletting: Subletting is not allowed without the landlord's written consent. 8. Property Access: The landlord may enter the property with reasonable notice for repairs, inspections, or other necessary reasons. 9. Termination of Lease: Termination of this lease agreement requires the written agreement of both the landlord and the tenant. Both parties must sign and date a written agreement specifying the termination terms and date. The tenant must provide at least 30 days' notice before vacating the property, unless is responsible for paying one month rent after the vacating notice. 10. Legal Compliance: Both parties agree to comply with all federal, state, and local laws and regulations regarding the rental property. 11. Governing Law: This lease is governed by the laws of Delaware/New Castle country.
