This property is in fabulous condition and is in a prime location between Carolina Beach and Wrightsville Beach - close to restaurants, the Pointe at Barclay, grocery stores, the hospital, and the consistently growing midtown area. Lowe's Foods and Lowe's Home Improvement are a 2 minute drive down the road! Property features include private outdoor patio, washer/dryer, wood flooring in living area, stainless appliances, pantry and coat closet. No pets. $1700/month includes trash and landscaping care. Property features an open concept downstairs living space that leads to a privacy-fenced outdoor patio. The kitchen has a great flow with a breakfast bar open to the eat-in dining area and living room, both bedrooms upstairs with vaulted ceilings and large closets, bathrooms for each bedroom, and laundry conveniently outside the bedrooms. This townhouse is in great condition with new paint and freshly steam-cleaned carpets. There is a standard lease to complete; the following are important highlights and should be thoroughly read and understood. Being completely on the same page makes everyone's life easier and smoother, and I want us both to have a great experience. NEIGHBORHOOD: This has been my primary house and I have taken great care of it - I expect you to do the same. Neighbors here are wonderful, I truly value the neighborhood, and I take pride in it being a quiet, safe, and great place to live. The neighbors to each side of the property are quiet and respectful and it's important to me that they have the same experience with whomever is a tenant. MINIMUM MONTHLY INCOME: Gross, monthly household income must be 2.5x the rent (2.5 x 1,700 = $4,250). PARKING: There are two (2) designated parking spots in front of the property. There are also several parking spots for visitors nearby and in other areas of the complex. RENT: $1700/month (unfurnished). Late fee is $85, incurred after the end of the 5-day grace period. LEASE LENGTH: Minimum of one (1) year. A 6-month lease is negotiable for $1825/month. SECURITY DEPOSIT: One (1) month of rent - $1700. LEASE: Every adult needs to be on the lease and have a background/credit report check completed, which is paid for by the prospective tenant. The cost of the background/credit report check is about $30 per person, which I am not charging extra for; I will happily reimburse the fee after three months into the lease. REFERENCES: Each applicant must provide two references. SUBLETS: Subletting is not permitted. HOA: The property is within an HOA, which helps to keep the area clean, safe, and well-kept. I will share the HOA policies with you, which are very laid back and nothing odd. There is NOT an extra HOA fee. The rent total already includes the HOA fee. GUESTS: Of course guests are permitted to visit (and stay for reasonable lengths of time), but visitors are not permitted to move into the house (i.e. they sleep there for an extended period of time). There is a $50/day fee for guests who have become "tenants." PETS: No pets permitted. There is a $300 fine for breaking this term. SMOKING: No smoking of any kind. No vaping of any kind, including weed and tobacco. That means no massive bong rips. None. Like zero. TRASH and LAWNCARE: These are both included. Trash/recycling must be placed in the dumpster/recycling bins, which are very close to the front door. UTILITIES: Both the electric and water services are kept in my name; you pay me each month for the billed amount, the total amount of which I'll share documentation with you. This means there's no need to transfer service back and forth (when moving in and moving back out). INTERNET: Spectrum is currently set up and I am not sure what other services could be available, but you are welcome to check. ISSUES/REPAIRS: I will promptly address any needed repairs. You must let me know about an issue as quickly as you know about it. Unattended issues create bigger problems. If you are inclined to fix something yourself, I am happy to discuss that. PROPERTY VISITS: I will always notify you of any plans to enter the property, typically at least a day or two in advance. I take on the responsibility of changing the air filters every month so will swing by for 5 minutes for this purpose. NOTICE TO TERMINATE LEASE: Both the tenant and the landlord must provide a 60-day notice to the other party if they wish to terminate the lease early.
