Section 8 welcome Credit Score = 600 Section 8 also welcome 1) No smoking permitted inside the house 2) Pets are NOT permitted of any kind. 3) Tenant pays all utilities including electricity/gas, water, trash, internet, cable. 4) Tenant responsible for lawn care, grass cutting and maintenance 5) No alterations to home or grounds without written permission from Landlord 6) Use of area rugs or floor protectors required under all furniture resting on vinyl flooring 7) Tenant must provide proof of renters insurance BEFORE move-in date and should keep the insurance ACTIVE during the lease. 8) Tenant responsible for replacement of any batteries, bulbs in the property during tenancy 9) No alterations or painting without the written permission of the Owner 10) Tenant must use floor protectors under all furniture resting on vinyl floors. 11) Tenant required to change HVAC filters every 2 months 12) Clogged drains resulting from tenants actions will be repaired at the tenant's expense Additional: 1. 12-month lease to start with and extendable if both parties agree to it. 2. If rent is delayed for any 2 months during the period of the lease, the lease will be terminated and the tenant will have to exit the property in two months. 3. If there is any issue with neighbors or complaints, the lease will be terminated and the tenant will have to exit the property in two months. 4. Either party, landlord or tenant can terminate the lease with 2 months of notice in advance. 5. If for any above reason(s) landlord and tenant go to court, the tenant will incur all the legal expenses. 6. First month rent in advance. One month of rent as a deposit. 7. Security Deposit WILL NOT be used as last month's rent in any circumstances.
