This rental includes a finished walkout basement to an 8' privacy fenced in back yard/deck, a full Bathroom, (2) closets & 1 Parking space. Owner/landlord lives on-site & is partially disabled. House is Freshly painted with new lighting, plumbing & power. All Bathrooms & kitchen have been remodeled. New carpet, flooring & appliances. Bonus's: Community Swimming Pool, walking paths, playgrounds & Basketball court.. Very quiet, nice, Safe neighborhood with walking distance to public transportation & shopping. Very close access to I-95 (1/4 mile). Let me help you to enjoy more free time & less stress fighting traffic. Thank you for your time. Landlord will pay for gas, water/sewer, Internet access & HOA fee. Tenant is responsible for 1/2 Electric Bill currently $110 - 1/2 is $55 a month & can be paid at beginning of month or split depending on your lease agreement payment options. No cigarette/pipe smoking in the house. Outside smoking ok, with windows closed just make sure Cigarette Butts are kept in a spill proof container & disposed of properly. DO NOT use Deck as your ash tray. 1st month rent ($1200) + one month deposit ($1200) are due at lease signing. Following months Rent of $1200 is due on the 1st of each mo. If you have difficulty managing lump sum $1200 monthly payments Rent can be paid weekly ($300/week), every 2 weeks ($600 every 2 weeks) or Bi-Monthly ($600) on the 1st & 15th of ea month. These convenient payment options are for your benefit, not mine so please stick to your assigned schedule. Rent should be paid to Landlord by cash, check or direct deposit based on your payment arrangement. This payment arrangement must be discussed & included in lease. A Late fee of $50 will be due after the 10th of the Month for each late Monthly payment, or $30 if over 6 days late on Bi-monthly or Bi-weekly payments. There are 2 spaces for parking One parking spot is mine, the other spot is yours. Full Deposit will be returned within 14 days upon Lease Termination date providing the Rented space(s) have been thoroughly cleaned, Nails removed & any holes or damages completely repaired. Touch up paint is provided for walls & doors. Most fingerprints, etc. can be wiped off. Carpet should be professionally cleaned & look at least close to what it did when you arrived. Damage & excessive wear & tear will be deducted from deposit at lease termination. This private Bedroom/Recroom & Bath are very large & comfortable. Treat the property as if it's yours with care, respect & regular cleaning of toilets, sinks & property exterior. Contact Landlord immediately with unforeseen repairs which can normally be resolved within 24 hours. Laundry room is shared, but mostly considered your space to use. I wash clothes once a week & will arrange a convenient time with you. A pre-move in walk-thru prior to lease signing will document blemishes, etc. & noted on the Pre-move in Walk-thru. Undocumented damage at lease end not noted on pre-move in walk thru will be subtracted from your deposit at lease termination. This property has double decks, & bottom deck adds an additional 500SF useable space for tenant. Large Trash can I provide has to be kept outside & brought to the front sidewalk every Monday & Thursday morning.
