About This Property

Uncertain if the correct boxes were checked but we do not discriminate. Incredible location below Coast Village Road on Olive Mill Road side, adjacent to Butterfly Beach. 3 Bedrooms 2 master suites and bathrooms. About a block between each. Most people who live here walk to Butterfly Beach or Coast Village Road for restaurants and shopping. We have biked from here in many directions. Along Butterfly Beach to Shoreline Park and as far north as Hendry's Beach and the Boathouse. Other destinations have been up Hot Springs Road, along East Valley Road to restaurants and shopping, along 192 to Summerland and back along the path adjacent to 101 amongst others. This home is setback from road noise, has additional noise prevention and facing away from railroad tracks unlike most homes and townhomes in the area. Many homes within this HOA are not built identically the same and this home has many of the most desirable features, location within a highly desirable location and extensively renovated to very high levels by the current and previous owners. Approximately 1,900 sq ft very open floor plan. It has impeccable details in overall design, details, fit and finish. Unlike most homes and townhomes in the area a unique feature is it has two master suites designed to accommodate California King beds. To the left and right of where the nightstands would be located above them is an outlet, USB port and programable lighting controls. Understated unassuming traditional timeless artisan finished interior much like custom high end Montecito estates. This HOA has seven buildings and 14 homes. As homes have changed hands over the years the last one selling for over several million the HOA dues have tripled since I first purchased a home here. The HOA is now on its 3rd Special Assessment in making improvements and repairs to homes and the common area as more discriminating home owners seek to improve the development. The previous 2 Special Assessments including those from increased HOA fees included 50-year roofs, pavers at the Danielson entry, semi-custom roll up insulated wood garage doors and most homes have replaced fences to higher original levels. Recently, after years of requests the HOA now has long-term plans-budgets in place to upgrade, make continuous repairs and improvements. Both the current and previous owners have implemented many modern features with the theme of keeping the home timeless in design as the Neal Home which is what MDM was designed after. The Neal Home is a historical landmark home built approximately 160 years ago. It is a transitional Architectural style of Victorian, Queen Anne and Craftsman. Many of the exterior elements of the Neal Home are implemented in the exterior features of MDM. This front of this home faces the Neal Home. Architectural elements of the Neal Home, such as columns, trellis, flying eagle wings and lattice are a few of the design elements as part of the exterior design, As soon as one enters the private gate of this home it is like a semi tropical paradise with many varieties of blooming: trees, shrubs, exotic and tropical plants. The water softener that was previously located in the garage has been replaced by a Rayne service system canister system discretely hidden just to the right of the entry. This has increased the garage floor plan space. This is also the only home in MDM that has redwood cedar colored stained-sealed fences with lattice on top on both sides. The Red Puff shrub-vines along the fence have and continue to mature, trained and professionally pruned to create a canopy effect from the entry to the rear patio. They have become an additional sound and visual barrier from the adjacent MDM home on the opposite side of the fence providing more privacy. From the entry gate leads to a large rear slate tiled patio, perfect for entertaining and dining outdoors bordered with tropical vegetation. The neighbor (separate from MDM property) on their side of the rear wall has dense bamboo that provides visual privacy and interacts well with multiple species and types of tropical vegetation within and surrounding the rear patio. The entry features a custom front door and sidelight with glue chip glass with a faux transom window done in tile and marble above the entry door. The entry floor is done in slate tiles set on an angle bordered by a rectangular pattern. Entry features a Steven Handelman light fixture and unlike other homes in MDM the area above the column is sealed to the entry ceiling. Once entering the home, it has an inviting understated warmth, higher ceiling entry. Powder room located to the immediate left. This home is like Montecito traditional estate homes with high levels of artisan craftsmanship. Extensive use of custom hardwood moldings, the same style hardwood custom crowns moldings are implemented throughout the home in three different sizes appropriate to the ceiling height. From hardware to fixtures, very high-end faucets this is truly a high-end custom home. Timeless in style, grace it is designed to create warmth in a relaxed atmosphere in the use of space. Custom hardwood baseboards, finger moldings and plinth blocks border the door casings. Directly in front upon entry is a gorgeous staircase, hardwood stairs and custom wrought steel iron railing with decorative spindles with the finish detail as a stylized elephant trunk. Adjacent to that is the coat closet. There is also a hidden deadbolt locking 3/4 closet door storage area within the coat closet underneath and wrapping under the staircase. The interior of this townhome follows the timeless style of the Neal Home outside to inside. Extensive use of reproduction elements in hardware, custom made hardwood moldings, custom and handmade light fixtures and railings produced by famous artisan Steven Handelman. LaForge handle sets, 3 hinge Baldwin antique style hinges with finials and matching solid core doors throughout the home. Great efforts were taken to implement high technologies in the infrastructure, features to remain as discrete as possible. Looking to the left upon entry one sees a large open living room with a higher ceiling with most all the furniture along the long common wall. This gives one an unobstructed direct view of a warm cozy fireplace with period corrects custom mantle with a large beveled mirror above it. Another prominent feature is a direct view through the rear living room windows to the landscaping and French doors leading out to the rear patio. The slate tile floors downstairs lead out to a large patio also in slate tiles. Centered above the couch is a dimmer that controls two recessed outlets. The outlets are recessed to allow artwork with lighting above it to be controlled by the dimmer above the couch, The recessed outlets also allow the artwork to be hung flush and vertical with the wall. With so much care taken to keep the floor plan open and the design of space this home feels to many as 2,100 or more hundred square feet. While sitting in the living room with the front master suite hallway door open one can see through the stairwell railings to the second-floor hall way and the light coming through the French doors. While one of the most desirable locations in the development and floorplans the designer(s) of previous owners were quite talented in understanding space and openness in design. The large media center is hidden upon first entry sight tucked in between the powder room and the side living room window with a view of the landscaping. A large flat screen TV can sit on the media center or a larger one can be mounted on the wall above it. The media center also has beveled glass doors and storage for a cable box, AV Receiver and other audio equipment or simply additional storage. All the living room furniture was specifically sought after and coordinated to go together and blend seamlessly with the home's interior. It was previously in storage or recently purchased. The "like new or new" reproduction living room furniture is available for purchase less than half the acquired cost. Most of the pieces are difficult to find and doubled in price as the solid hand carved Honduras Mahogany pieces. To the right of the entry is a generous size dining room. There is nearly a full wall series of windows with plantation shutters to view the landscaping which opens the dining room and can be viewed from the kitchen. Across from the dining room is the kitchen which features: expansive granite counters, large French door refrigerator, freezer on the bottom, ice maker and water all on R/O system, as well as second kitchen sink faucet, microwave-vent, convection oven-range, dishwasher, disposal, under-counter lighting, custom designed marble mosaic tile above range and upgraded expansive cabinetry. The granite counters, cabinets and pantries have been designed to optimize space. This adds to maximize the open kitchen dining room area keeping the floor plan open. Several comments friends who own estates in Montecito have said: This home is far too nice to rent. Why would most people want any more, this home has everything a small family or couple with guests or family members that come to visit would need. We drive down here to Butterfly Beach or Coast Village Road most of the time we get in our vehicles from here we would not have to drive as much. The fourth typical comment is this home requires a lot less in maintenance and utility costs than our estate with Butterfly Beach adding as a second back yard. This townhome was not affected by recent, previous flooding including the Montecito Mudslides. We have spent the last 4 plus years freshening it up, continuing with upgrades, normal repairs and taking it to a like new high level. So, we are looking for discriminating exceptional tenant(s) to help maintain and keep it in immaculate condition as we will be renovating another home in a gated community in SBC. From the entry to large rear patio, automated LED lighting, mature exotic landscaping with automated drip line system, storage shed for landscapers, plus a place to store a BBQ, beach items, and the rear patio has a water fountain and much more. There are 3 areas of decorator stones to minimize water usage and bark ground cover to retain water. There are 7 mature trees, one pink and one white Magnolia. Two green and two purple Chinese maples, another blooming tree near the front entry and a variety of miniature palm trees. A few of the other plants are Agatha's, Jasmine, Lavender, and Rosemary. Whether day or night it is quite a serene and beautiful outdoor space. There are often several types of vegetation in bloom with flowers. This attracts humming and a variety of birds. Evenings are accentuated by the automatic low voltage LED pathway lights primarily located near the smaller plants and the spots typically highlight the taller plants and trees. This 3-bedroom home feels like a home unlike many townhomes with two master suites that accompany California King Beds. Both suites feature double French doors, balconies, built in wall safes, master bathrooms, and walk in showers with seats along with mirrored, lighting medicine cabinets. Custom cabinetry throughout the home and high-boy vanities in the master bathrooms. Both master suites have upgraded low flow toilets. Upgraded sinks and all three bathrooms feature Newport Brass antique style rubbed bronze faucets and Newport Brass matching hardware. The second-floor landing, rear master suite and closet feature vaulted ceilings. The rear master suite also features a large ceiling fan. Much of the ceiling lighting inside the home features low voltage lighting with Maestro dimmers. USB charging ports are located throughout the home. Middle bedroom has a floor to ceiling large, mirrored closet, additional storage adjacent to it and on the opposite side a custom closet. This bedroom features fixed and opening windows with plantation shutters. All 3 bedrooms are wired, with outlets for cable TV's. The middle and front master suite feature cable and power for TV's inside custom cabinets. An important unique feature to this home it has about 3-5 times or perhaps more in closet and storage space as originally built. We have owned 3 townhomes in the area and being an inner unit facing away from the railroad tracks and not on a main road it's the quietest one we've found. There is also a built-in desk on the second-floor landing cable and fax-phone line ready setup with a cabinet space above the desk for a concealed back up battery surge suppressor. There are storage cabinets above the desk, a window, under counter lighting and custom matching file storage drawers' underneath desk for hanging file folders along with drawers. There are far too many upgrades, amenities, and features to list. Just a few to mention, the furnace has recently been rebuilt-furnace heater replaced, new double wall exhaust vent, new filtration system installed. The furnace was relocated in the attic by previous owners to increase floor space on the second floor. Both the rear master suite and middle bedroom feature solid core pocket doors with locks to maximize useable space. The front master suite is separated by a wide locking door. The bedroom itself has an according door. Conveniently located on the second floor behind a door is the laundry room which not all homes in MDM have, Behind the door are a commercial dryer and recently new commercial Speed Queen washing machine. A custom-made galvanized steel Smitty Pan is connected to an overflow drain under the washer. Wall mounted ironing board hidden inside a cabinet door with large additional storage cabinets above washer and dryer. The garage has built-in custom-made storage cabinets, side mounted garage door opener, a wine cooler, recessed LED lighting with a dimmer, and a second light switch at the front of the garage. Recessed LED lighting and side mounted garage door opener designed to accommodate many taller vehicles as SUV's. We own a half ton pickup truck, extended cab, standard bed that fits in the garage. There are two pegboards for hanging items. Also, four hooks in the ceiling for hanging 2 bicycles. The garage floor has recently been clear coated again and is finished in epoxy terrazzo. Water softener discretely relocated outside to maximize the garage floor footprint. Another bonus, and feature of this home is on the occasion where one is entertaining multiple guests the tenant(s) can park on the street and utilize the garage as a temporary serving area for caters to serve food to guests. There is a secondary outlet GFIC near the garage door. Guests can eat in the dining room and on the rear patio or lounge in the living room. There are 7-8 common area parking spaces in this HOA and last we checked a resident-tenant can have up to two guest vehicles parked in common area parking. All tenant(s) modifications or changes to this home including but not limited to painting, must be approved by the "resident provider, landlord aka owner". If approved by owner all work shall be done by HOA licensed contractors with city, county and state permits as required by law and if required by the HOA, HOA Board approval. Tenant(s) agrees to abide by "MDM" (Montecito Del Mar) HOA CCR's and Bylaw's. No pets allowed. California Realtor Rental forms will be utilized in leasing this home. There is a $40 standard application fee that a 3rd party, landlord's CPA will review. The landlord may at their own cost have a licensed Realtor do a background check. No smoking of any kind inside the home including the garage. As the CC&R's currently stand there are no rules prohibiting owners, tenants, and their guests to smoke on the patios. The landlord-owner has no issue with tenants or guests smoking outside the home in the enclosed patio area or common areas. Though this home and every home in MDM has a gated and fenced areas, some with walls the vehicle entry and exit roads are not fenced or gated. Though signs are posted that state private property no trespassing people often walk, bike or skateboard and occasionally drive through this property. It would be difficult to enforce a no smoking rule. On top of which owners and tenants and tenants are free to BBQ in their yards. As part of the recent Special Assessment the HOA Property Manager sent out a preliminary schedule in the last several days for dry rot and termite repairs for each building and home. As far as the owner-landlord has become aware this is scheduled for the first week of June which may or may not be within the landlord-owners control. This is intended as a long-term lease which is primarily determined how well the tenant(s) maintain the property, costs landlord incurs in keeping it maintained and cooperate with the landlord in helping with regular repairs and maintenance. The Landlord pays for professional landscapers weekly for regular landscaping, maintenance and repairs, Rayne Water Softener changed out every 28 days. As part of the HOA Dues the landlord also pays for trash and recycling items. These landlord costs usually work out to saving tenants about $1,000.00 per month on average. Guests are allowed to use common area parking. Long term lease is $8,975 per month, pro-rated based on a 30-day month. Deposit required. As mentioned previously living room furniture is for staging purposes although most if not all of it is available for sale.
